I've lived in Sherman a long time and I've sold homes here for 19 years. I've watched this town change a lot. Some of it you'll love. Some of it is still catching up. I'd rather you hear both from me before you move than find out after.

How far is Sherman from Dallas?
About an hour by car. Sherman sits on US-75 north of Dallas, and the drive time depends heavily on traffic through Collin County.
Is Sherman growing?
Yes. The Census Bureau estimates Sherman's population at 52,417 as of July 2025, up about 20% from the 2020 Census. Major manufacturing investments from Texas Instruments and GlobalWafers are a big part of that growth.
Does Texas have a state income tax?
No. Texas has no state income tax. Property taxes are set locally, and you can look up the taxing units for any property through the Grayson Central Appraisal District.
Can I choose my electricity provider in Sherman?
In most of Sherman, yes. Most addresses are in Oncor's delivery area, where you pick a retail electric provider. Some properties outside city limits are served by an electric co-op, so check the specific address.
Can I buy a home in Sherman before I move here?
Yes, and a lot of my relocation clients do. We start with a consultation, I set you up on a live MLS search, and I keep an eye out for off-market homes while you're still where you are now.
Should I also look at Denison or Van Alstyne?
It depends on what you want your daily life to look like. I work all three towns, and each one fits different people. Book a call and I'll tell you honestly where I think you'd fit.
What's there to do in Sherman on a weekend?
More than people expect. Downtown has local restaurants, breweries, a wine bar, and antique shops. Lake Texoma and Eisenhower State Park are close by. My free guide has my full list of picks.
