Do You Need a Realtor to Buy New Construction in Sherman?

You can approach a builder without hiring your own agent. The builder's sales team can explain its homes and purchase process, but it works for the builder. Hiring me gives you a buyer's agent to help compare communities, evaluate the purchase, and coordinate the steps on your side.

Contact me before your first model home visit or online registration when possible. Builder policies for registering an agent and offering compensation vary. I'll check the policy with the builder so we understand it early. If you've already visited, reach out and we'll find out what options remain.

Before we tour homes together, we'll discuss the services I'll provide and our written buyer agreement. Agent compensation is negotiable. A builder may offer compensation toward your agent's fee, but that isn't guaranteed. We'll review any builder contribution and any amount you could owe under our agreement before you commit.

What I Tell My New Construction Buyers

Don't choose a home based on the incentive alone

A strong incentive deserves a closer look, but it doesn't fix a floor plan you dislike or a location that doesn't work. Compare the home and the complete offer together.

Look beyond the lot lines

Ask what's planned beside and behind the property. A view across open land is different from a recorded, protected open space area. In a growing community, the surrounding uses can change.

Pay attention to the afternoon sun

Stand in the yard and think about where you'll actually spend time outside. Sun exposure changes how useful a patio feels, especially where mature shade trees haven't grown in yet.

I still recommend an independent inspection

A brand new home can still have issues that deserve attention before closing. Coordinate an independent inspector's access with the builder and discuss which inspections fit the home's stage of construction.

Think about resale before choosing upgrades

Choose features you'll enjoy, but don't assume every upgrade returns its full cost. If the builder is still selling nearby when you move, buyers may compare your home with new inventory and fresh incentives.

Separate what's open from what's planned

Future amenities can be appealing. Before making them part of your decision, confirm their status, expected access, costs, and timing. Buy a home that works for you even if a planned feature takes longer than expected.
