Relocation Buyers

Most of my relocation buyers find me through my YouTube channel, so by the time we talk, you usually already have questions or a few areas in mind. We meet however works, in person or on Zoom. When you're in town, I don't just show you houses. I show you the coffee shops, the parks, the places to eat. I ask about how you actually live, because the goal is matching you to the right part of Sherman, not just a price range. Sometimes that's a neighborhood you never would have found on your own.

New Construction

I have real relationships with builder reps across our market. They call me when they have new deals or incentives. What first-time homebuyer programs are available in North Texas?

It depends on your situation, and that's the point. We don't lock you into one program. Depending on what you qualify for, we connect you with lenders who work with TSAHC, TDHCA's My First Texas Home, down payment assistance, USDA, FHA, VA, conventional, and profession-based options for teachers and first responders. Programs and requirements change, so your lender confirms what's actually available to you right now.

Do I need to be a first-time buyer to get help with financing?

No. A lot of buyers assume these programs are only for first-timers. That's not always true. We look at your actual eligibility, not assumptions.

Move-Up Sellers

The first conversation is always honest, and it's always about price. If your home isn't priced right, it sits, and that puts your next purchase at risk. If you're making a contingent offer on your next house, other agents can see whether your current listing is priced right and marketed well. That matters more than sellers realize. I watch both timelines closely and I've closed both sides of a move on the same day more than once.

Downsizing

Downsizing is often about more than the listing. Sometimes it means coordinating an estate sale. Sometimes it's emotional in a way a straightforward sale isn't. You might be choosing to downsize, or your situation might be pushing you there. I try to read which one it is and meet you where you're at.

Selling While Buying

This is a timing problem more than anything else, and there's more than one way to solve it. Some sellers use a bridge loan. Your lender looks at how much equity you have available in your current home, and ideally that financing is approved before we ever make an offer on the next house. From there we coordinate the purchase, the sale, inspections, and closing dates so the transition is as smooth as it can be. A bridge loan isn't right for everyone, so we also look at contingent offers, extended closings, and leasebacks depending on what fits you.

Can I buy a new home before selling my current one?

Yes, and there's more than one way to do it. Bridge loans are the most common route. Your lender confirms your available equity, ideally before we write an offer, and we build the timeline around getting your bridge financing approved first. If a bridge loan isn't the right fit, contingent offers, extended closings, or a leaseback can solve the same problem differently.

How do I know if my home is priced right?

Pricing right means your home moves and your next purchase stays on track. Other agents can see how long a home has been sitting and whether it's been marketed well, and that affects how strong your next offer looks if you're buying contingent on your current sale. I'll give you the honest number, not the one that feels good to hear.

Fix and Flip

The house doesn't have to be the cheapest one on the block to be a good flip. I help you find properties where the purchase price and the renovation scope actually leave room for resale. Cosmetic fixes are usually easier to evaluate and price out than a house with foundation, drainage, title, or permitting issues underneath the surface.

Fix and Hold

For buy-and-hold, I help you think past the purchase price to what actually holds value: location, street appeal, layout, the condition of the foundation and major systems, and what's happening with surrounding property values. Sherman, Denison, and Van Alstyne each have different rental demand, and I can help you figure out where that fits your goals.

Short-Term Rentals

Denison currently has more short-term rental activity than Sherman. But STR rules can vary by city, by neighborhood, by HOA, and even by property type, and they change. Sherman requires short-term rental properties to register with the city. Before you buy anything with STR use in mind, we verify current city rules and check for any HOA or deed restrictions. I never tell a buyer to assume a property can keep being used the way it's being used now. That's how people end up with an expensive mistake.

Are short-term rentals allowed in Sherman, Denison, or Van Alstyne?

It depends on where and what. Denison currently sees more short-term rental activity than Sherman. Sherman requires STR properties to register with the city, and rules can vary further by neighborhood, HOA, or property type.
